When you are selling your home, a home appraisal is a process that will determine your home’s fair market value. This makes sure that the home’s buyer is going to pay a fair price for it. It’s much different from an in-depth home inspection that is done to find any small defects in the property. Instead, a real estate appraiser seeks to determine the general condition of your home and its overall value. The appraiser looks at the condition of the home, discovers any improvements that have been made to it, and then does market research to look at the comparable properties in your area to come up with a final appraised value. This information is then used to create an appraisal report that is given to the lender.
The amount of time that it takes to get a home appraisal generally depends on the property that is being appraised as well as the area it’s in. To have the appraisal done, it can be a job that takes anywhere from a few days to a full week. It all depends on how complex the property is and other factors such as what the schedule of the appraisal is like. It’s a similar process to getting an appraisal for a refinance. However, homeowners who are getting an appraisal for a refinance can be present at the appraisal if they like, while buyers of the property are not allowed to be there.
When a property is examined by a real estate appraiser, there are a number of things that they must consider during the process. This includes the exterior integrity of the home. The appraiser looks at the structure of the home, its roof, its construction, and its foundation to determine the quality of each and to find any damage and flaws. They also look at the location of the home as well as the surrounding neighborhood when coming up with a value for it.
The internal condition and quality of the home are also major factors in its value. This includes the square footage of the home, how many rooms it has, how it is laid out, and the actual structural integrity of it. The appraiser will also check to see whether the home has certain necessary items like a furnace or other system. They won’t test these items, however. That falls under the umbrella of a home inspection rather than an appraisal.
The comparable sales, often called the comps, are important for assessing the value of a home. To use these, the appraiser will conduct research on properties similar to yours in your area and see what they have sold for. This is an important way to set the current value of your home based on real-world data.
When you get your appraisal done, it’s common for it to take a few hours to get it all done, though it may be as little as less than an hour if the property is small and isn’t complex. If you want to be present for your appraisal, make sure that you schedule a few hours for it just in case.
Many people worry that it will take a long time to get the report back, and it can feel like a long time when you’re eager to sell. Once the appraiser has done the appraisal inspection and has gotten all of the data and info needed about your home and the comps, all of that information will be used to create the appraisal report. This report will be a complete analysis of your property, and it will inform the mortgage lender about the final figure of the home’s value based on all of the info collected.
How long it takes to get the appraisal report back depends on a few different factors such as when the mortgage lender made the appraisal order. The complexity and size of the home are also major factors in how long it takes to get the report. It also depends on the schedule of the appraiser and how much of a workload they have. When all of these factors come together, you can generally expect your appraisal report to come back in about one to two weeks after the appraiser conducted the home appraisal. The final report will also have a detailed look at the current home market, providing even stronger data about the price that should be paid for it.
When someone is interested in buying your home, the mortgage lender will order an appraisal. This will come from a professional who is a third party. Once this order has been made, it should be within 48 hours that the appraiser sets a scheduled time for your home appraisal.
